The scoop

Lower Niwot covers the West side of town, and as the name suggests, is in the lower valley area along the Dry Creek basin. 

The area is an older area of Niwot and him home to a mixed use of condos, duplexes and single family homes.

The Lifestyle

It's a real mix, depending on whether or not you live in a condo or a single family home. What everyone has in common is easy walking access to Downtown and the extensive Niwot and Boulder County trail system. It's also easy walking distance to public transportation on the Diagonal Highway. But most of it all it's a small, friendly community with great character and civic pride.

The Neighbors

Niwot tends to attract families and older single tradespeople and professionals. If you're young and single then there is just so much more to do in Boulder and Denver. Your neighbors will be friendly, polite and will usually surprise you with their rich and unexpected experiences and backgrounds.

The Market

Lower Niwot is the sweet spot of the hot spot that has been the Boulder County real estate market. The lack of attainable housing in Boulder has pushed up prices in Niwot, none more so than in the under $350K condo and $750K single family home market.

Local Notes

The condos in Lower Niwot were the hidden secret of Boulder County. Condo prices were very affordable, much lower than Boulder, especially per SQFT. That's all changing and affordability has become an issue and is driving tenants further away from Boulder into Longmont and beyond.
