Where possible, we will drill down to data for individual neighborhoods and property types and help you understand what the data really means. Data is sourced from MLS listings (IRES) and provided by Boco Realty LLC. 

Sales Price

5-year historical data showing the Median Sales Price for Niwot, broken down into Attached (ATD) and Detached (DTD) Dwellings. “Median” sales price is calculated by organizing every sale from high to low and then taking the sale price in the middle of the data set.  Using this metric, half the sales will be above the median and half will be below the median sale price. The “median” sales price will differ from the “average” sales price and is viewed as a more stable way to view market data.

“Median” sales price is calculated by organizing every sale from high to low and then taking the sale price in the middle of the data set.  Using this metric, half the sales will be above the median and half will be below the median sale price. The “median” sales price will differ from the “average” sales price and is viewed as a more stable way to view market data.

In a world of supply and demand, low inventory usually pushed prices up as there is more competition for fewer homes, often resulting in bidding wars. Conversely high inventory numbers gives buyers more choice and usually pushed prices down.

The longer a home sits on the market the more likely there will be a price drop. If a home doesn’t sell it’s usually because it is priced too high or it has a defect or condition that limits its appeal to buyers. 

Residential real estate uses recent and similar comparative sales as the primary indicator of value for a home. But many buyers look at cost per square foot as a marker of value. You should use both to help calculate the value of a home.
