The scoop

Triple Crown Meadows is located on the south west portion of Niwot, immediately adjacent to the Diagonal Highway.

The neighborhood was developed in two distinct phases by two different builders.

It suffers the double whammy of being located right next to the railway line and the Diagonal Highway. There’s no way to spin it – it’s noisy – but it also gets some of the best, uninterrupted views of the Rocky Mountain Foothills and a discount to value due to its location. The developer also set the lots back from the railway line and built a small raised boundary that has been planted with evergreen trees to mitigate the noise (but keep the views).

The Lifestyle

Monarch Park is a small 19-home neighborhood located in two parts in Lower Niwot - on Monarch Road or in the quietMonarch CT cul-de-sac off 79th Street. There's a fair amount of traffic on 79th street to the East but other than that it feels like country living in the heart of town. Many of the lots (10) are zoned agricultural and all enjoy views of the Rocky Mountain Foothills with limited views to the Continental Divide. Note that we created a separate neighborhood for the Monarch Park commercial district.

The Neighbors

Niwot tends to attract families drawn to the small town community lifestyle. The large lots in Monarch Park attract owners who like to get outdoors into the garden, drive a lawn mower and tinker in the garage or work shed. Your neighbors will be friendly, polite and will usually surprise you with their rich and unexpected experiences and backgrounds

The Market

Like most small neighborhoods, homes in Monarch Park rarely hit the market. The few sales that have occurred in the past three years show a sharp rise in home values in line with overall strong appreciation through out Boulder County. The Monarch Park market remains strong and should continue to appreciate, albeit at a slower pace.

Local Notes

The original land developer, Ken Spencer, is a horseracing breeder, and named the neighborhood after triple crown winners. The neighborhood has a split history in that it was started with larger spec homes by one builder before the 2008 economic crisis and later completed by a second developer who built a smaller home product.
